The Metropolitan Development and Housing Agency (MDHA) of Nashville was founded in 1938 with a mission to provide affordable housing opportunities. MDHA has carried out this mission by providing and maintaining housing for approximately 12,763 persons in 5,826 units of conventional housing.

Customer Issues:

Project Objective:

As part of a comprehensive energy project, we conducted a large energy efficient lighting upgrade at the various housing sites. The upgrade was designed to replace old lighting technologies and reduce maintenance and utility costs. Light levels were evaluated at each location to ensure the areas met the Illuminating Engineering Society of North America (IESNA) lighting standards. The overall project was funded utilizing the reduction of energy dollars from within the existing utility budget.

 

Results:

Improved lighting systems and reduced utility cost were achieved by upgrading over 45,000 fixtures. The new lighting system included replacing the incandescent lamps with new compact fluorescent lamps and energy efficient T-8 wrap fixtures with electronic ballasts. The project resulted in many benefits for MDHA that included reduced energy costs, reduced operating costs, and overall lighting appearance. Improved lighting, funded with reduced energy cost, extended the life of lamps by replacing the 700-1000 hour incandescent lamp to a 10,000-20,000 hour fluorescent lamp.
